In their words

We added the wine room at framing. The price was in writing that same week, before anyone cut a board.

Anna and David · No. 02, Courtyard House

Dana's Friday call was the most reliable thing in our lives that year.

We lost a month to the transformer. Owen told us the day he found out, not the day it cost us.

Questions

How much does it cost to build a custom home in Temecula?

For the house itself, most custom homes in the Temecula Valley run $400 to $780 per square foot, depending on the finish level. A 3,600 sq ft one-story at a custom finish usually comes to about $1.7M to $2.2M. Site work on acreage adds roughly $90K to $400K: grading, septic, utilities, the driveway and fire-code upgrades. You get a planning range at the first meeting and one fixed price once the design is done.

Can you build on my lot in De Luz or wine country?

Usually, yes. Most of our homes are on owners' land in De Luz, La Cresta, the Santa Rosa Plateau and Temecula Wine Country. Before you commit, we walk the lot with you, check slope, access, septic, water, fire zone and the county's wine country rules, and tell you in writing what the site will add. The site walk is free.

How long does a custom home take?

Plan on 16 to 22 months from the first meeting to the keys. Design, engineering and permits take 6 to 8 months. Construction takes 11 to 16 months for most homes, and longer on steep hillside lots or above 5,000 sq ft.

Do I need septic or a well on acreage?

Almost always septic, outside city sewer. Most De Luz and wine country parcels use a septic system, typically $38K to $62K installed, designed to Riverside County's rules. Many parcels have water district service; if yours does not, a well usually runs $40K to $90K depending on depth. We check both on the site walk.

What does "fixed price after design" include?

Once your plans, engineering and finish selections are complete, we sign one price for the whole build: labor, materials, the site work we have surveyed, permits and our fee. It only changes if you change the design, or if we hit something no survey could show, like buried rock. Every change is priced in writing before work continues.

Do you help with construction loans?

Yes. We work with three construction-to-permanent lenders and send them the budget, schedule and draw plan they ask for. You pay by milestone after each inspection, never ahead of the work.

Can you help me find land?

Yes. Before you buy, we walk the parcel with you and your agent and give you a written feasibility note: buildable area, slope, access, septic, fire zone and a site-work range. It is free if you build with us, and $750 if you do not.
