Where we build around Temecula.

Every parcel is different; these are general characteristics, not a promise about any one lot.

Temecula Wine CountryRancho California
Vineyard and estate parcels along Rancho California Road. Most are on septic, and many carry agricultural zoning that shapes setbacks and outbuildings.
De Luz
Hillside and canyon acreage west of the city. Mostly septic and well, and largely inside a high fire-hazard severity zone, which brings Chapter 7A into the design.
Pauba Valley
Rolling vineyard and ranch land east of the city. Sewer service is limited the further you get from Temecula Parkway, and lots widen accordingly.
Santa Rosa Plateau & La Cresta
Granite-studded hillside acreage bordering the ecological reserve. Expect a slope survey, septic and defensible-space rules before the design is final.
Murrieta
A mix of city-sewer subdivisions and larger county-style lots at the edges. Permitting runs through the City of Murrieta inside its limits.
French Valley
Flatter unincorporated land near the airport, with septic and sewer both present depending on the parcel.
Fallbrook
Just over the San Diego County line. We build there on the same design-build model, permitted through San Diego County instead of Riverside.

Building in Temecula, specifically.

A handful of things about this valley shape almost every design we draw here.

  • City or county permitting. Inside Temecula or Murrieta city limits, the city reviews your plans; on unincorporated land like De Luz or most of wine country, it is the County of Riverside. The two run on different timelines, and we confirm which one applies before we design.
  • Santa Ana winds and Chapter 7A. Much of the valley's hillside and wine country land sits in a designated fire-hazard severity zone, which generally means ember-resistant vents, Class A roofing and defensible-space grading. We check your parcel's zone on the site walk.
  • Summer heat and west-facing glass. Temecula summers run hot and dry, and a lot of west-facing glass without overhangs or shading tends to overheat a room by late afternoon; we usually design roof overhangs or shade structures around west and south exposures.
  • Decomposed granite and granite outcrops. Much of the valley's hillside soil is decomposed granite, and La Cresta and the Santa Rosa Plateau often surface actual granite boulders, which a geotechnical report and a foundation design account for early.
  • Vineyard setbacks and agricultural zoning. Wine country parcels can carry agricultural zoning with its own setback and use rules. This varies by parcel and can change, so we check current zoning with the county or city before finalizing a site plan; nothing here is legal advice.

Questions

How much does it cost to build a custom home in Temecula?

Most custom homes we build in the Temecula Valley run $400 to $780 per square foot for the house, depending on the finish level. A 3,600 sq ft custom-finish home usually lands around $1.7M to $2.2M, plus site work on acreage. You get a planning range at the first meeting and one fixed price once the design is done.

How long do permits take in Temecula?

Inside Temecula city limits, plan check and permit issue usually take 3 to 6 months. Outside the city, in unincorporated De Luz or wine country, the County of Riverside typically takes 4 to 7 months, longer on hillside lots that need a geotechnical report.

City of Temecula or County of Riverside, who permits my lot?

It depends on whether your parcel sits inside Temecula's city limits or in unincorporated Riverside County land such as De Luz, La Cresta or most of wine country. We check this for you on the first site walk and tell you which agency reviews your plans.

Is it cheaper to buy or build in Temecula?

It depends on the home and the lot. A finished resale home is often less upfront than a custom build, but you are buying someone else's layout, finishes and systems. Building costs $400 to $780 per square foot for the house plus site work on acreage, and it gets you a home designed for how you actually live. There is no single right answer; we can run both numbers with you.

Do you build in Murrieta and Fallbrook too?

Yes. Alongside Temecula, we regularly build in Murrieta, Wildomar, French Valley and Fallbrook, and on acreage in De Luz, La Cresta, the Santa Rosa Plateau and Temecula Wine Country.

Can we tour a finished home?

Yes. The model home is open most Saturdays, and we run a twilight tour of a finished home in De Luz a few times a year with the current owners' permission. Both are on the calendar above; RSVP holds your spot.
